An Upper Hand on Home Inspections
I often suggest that my home selling clients consider purchasing a home inspection as one of the steps to ready their property for sale. Costs for a home inspection range from $250-$400 depending on your market, but this is another tactic that can spark buyer interest.
As a marketing tool, homeowners who have their home pre-inspected have an opportunity to make any small quick fixes and/or deal with major red flags which turn up. Or to market “as is.” Plus, that pre-inspection does several other things: it lets buyers know that you have a current status report on the overall health of your structure, that you are aware or have addressed potential issues, and the inspection report is available as added information in their home search process.
This doesn’t mean a buyer won’t have another inspection of their own, or that a buyer won’t find something else they want fixed. But it does offer the seller a stronger negotiating position. Pre-inspection also gives the seller a chance to take any surprise out of the inspection process, to fix things early, and to refute other inspection findings which might affect the bottom line.
